How Each State Sells Delinquent Property
Click a state to open its rules and county list. Four systems exist: the county sells the property itself (tax deed), sells a lien that earns interest until the owner redeems (tax lien), sells a deed the owner can still buy back for a set time (redeemable deed), or does both in sequence (hybrid).
Sale Systems
Click a bar to drill down: system, then the states that use it, then the state itself.
Where The Data Is Richest
Parcel-level data on file, by state. Click a state to see its counties, then a county to open it.
Posted sale dates by month. Click a month to see the counties selling that month.
Upcoming Sales
Dates posted by an auction site or county come first. Below them are the next dates fixed by statute for the states that sell on a calendar (for example the first Tuesday of the month in Georgia and Texas), followed by states whose sale season is open now.

Cost Tiers
Parcels grouped by the amount owed or opening bid. Click a tier to see its parcels (amount owed against winning bid), then a parcel for its details.
Parcel Types
Vacant land, single-family, condo or townhouse, manufactured, multi-family and commercial, from county land-use records or the auction catalog. Click a type to see its parcels ranked by deal score.
Auction History
Every sale on file for this county. Click a bar or a row to switch the auction picker to that sale. The right chart shows the average winning bid where it was published.

All Parcels
Every parcel in the auction picked above. Click a column header to sort, drag a header to reorder, use Columns to show, hide or pivot columns, and Pivot by to summarize; click a pivot row to filter the grid to that group. Click a row for details. Every address has a Copy button. Parcel record opens the county assessor's record, County map the county's parcel map, Listing the auction catalog, and Google Maps the address or the parcel's coordinates. Prior Auctions counts earlier sales on file for the same parcel. The star adds a parcel to your watchlist (kept in this browser; see the analyzer).
Deal Score (0 to 100) is a screening aid, not advice: value 40 (cost against county value, or entry cost when no value is published), property 20 (type from county records; improved beats vacant), market 15 (county population), competition 15 (how far above the amount owed parcels sell), history 10 (earlier auctions for the same parcel). 70 and up Strong, 50 to 69 Good, 35 to 49 Fair, under 35 Weak. Open any parcel to see how its score was built.
Parcel Photo Gallery
One tile per parcel in the auction picked above. Stored photos come first (county assessor and historic survey photos, auction catalog photos); where none is published, the tile shows a live Google Street View near the parcel. Parcels with neither show Image N/A. Click a tile to enlarge it and see the details.
